Open Houses: Don't want to do them? How about this for an objection handler...
Gosh, Mr. & Mrs. Seller, you know I can really appreciate that...and let me ask you...why do you want an open house? Is it so your neighbors can come inside for a look? Or are you looking to allow strangers into your home? Maybe even a thief? You know, there are professionals that use open houses as a way to case a home for a robbery at a later date. I'd like to let you in on an industry secret too, if that's ok. Most real estate agents know that an open house will almost never result in a sale; the buyer isn't qualified, they are just out for the day looking to get decorating ideas, they are just plain nosy, whatever...but they know that there are a few potential buyer leads that they might be able to run across, so they'll sit in your home and hope for someone to show up. Now, is that what you want? OR would you rather have me call all your neighbors to tell them that i've just listed your home for sale, ask them if they have any friends, family and/or co-workers who are thinking about moving and introduce your home only to those prospective buyers that are qualified?
Which is better for you...a more passive, sit around and wait for something to happen...or...a more active and aggressive approach?
